Legalization of illegal buildings in Mallorca: a turning point for property owners

The Balearic government has passed a new law that allows the legalization of illegal constructions in Mallorca. This change affects numerous illegal constructions and extensions, including pools that were built without authorization. 

However, certain requirements must be met for legalization:
1. time frame: Buildings must be at least eight years old and the violation of building law must be legally time-barred.

2. environmental requirements: owners must implement environmental measures and pay fees amounting to 10% of the construction value in the first year, 12.5% in the second and 15% in the third.

3. income-related discounts: Low income earners can receive discounts of up to 50% on the above fees.

However, there are exceptions: Buildings that are located in protected areas or require a tourist license cannot be legalized. These measures are intended to help many families legalize their properties and put them back on the market, while still excluding vacation rentals.

This change in the law currently offers property owners in Mallorca an important opportunity to legalize their buildings and at the same time helps to protect the environment.
